How Valura works
Finds comparables
Recent sale listings of the same type in the same area, within 30% of the size — broadened to the whole city when an area is thin.
Adjusts each one
For the difference in size, bedrooms and floor, and for how long ago it was listed.
Weights and ranges
Closer and fresher comparables count more. The range widens when comparables disagree.
What it can’t see
- Condition, renovations, view and exact position in a building or street.
- Title, disputes, dues or approvals — check those documents yourself.
- It uses asking prices on Abbaad, not registered sale prices, so it reflects what sellers are asking today.
- With few comparables the confidence is marked Low. Treat that as a starting point and ask a licensed valuer before you transact.
